IMU tax codes and the F24 payment form

Italy collects IMU through the F24 form, the same form used for most taxes. A handful of codes covers every type of property.

IMU is paid with the F24 form or the matching postal slip (Law 160 of 2019, article 1, paragraph 765), in the section for IMU and other local taxes. Each line names the comune that receives the money by its four-character cadastral code, the tax code, whether it is the June instalment (acconto), the December balance (saldo) or both, the number of properties and the year. Seven tax codes cover everything: 3918 for second homes and other buildings, 3912 for a luxury main home, 3913 for rural farm buildings, 3914 for farmland, 3916 for building land, and 3925 plus 3930 for warehouses, hotels and other group D buildings. Amounts are rounded to the whole euro on each line. An owner with a flat and a garage in Firenze pays the full year on one line, €2,404, under code 3918 and comune code D612. Two further codes, 3923 and 3924, are only for interest and penalties demanded in an assessment notice from the comune. If you correct a late payment yourself, the penalty and interest are added to the tax on the property’s own code instead, with the “Ravv.” box ticked.

What goes in each box

The comune code is the cadastral code of the town where the property is located, not where you live: a letter followed by three digits. “Ravv.” is ticked only for late payments under the ravvedimento. “Immob. variati” is ticked if something about one of the properties changed during the year. “Acc.” marks the June instalment and “Saldo” the December balance; tick both if you pay the whole year at once. Then come the number of properties covered by the line, the reference year and the amount in the debit column. The credit column is for offsetting a tax credit, which most foreign owners never use.

Two homes, two comuni

Take an owner with a flat classed A/2 (cadastral income 1,200 euros) and a garage C/6 (150 euros) in Firenze, where the rate is 1.06 %, and a detached house A/7 (1,500 euros) in Venezia, at 1.1 %. Paying the whole year in June, the F24 carries two lines:

The flat and the garage share a line because they are in the same comune under the same code. The house needs its own line because the money goes to a different comune.

Group D: the split line

Warehouses, factories, hotels and other buildings in cadastral group D are the only case where the State takes a share of IMU. The yield at 0.76 % is reserved to the State (paragraph 744) and paid under 3925; anything the comune charges above that goes under 3930. If you wrote the whole amount under one code the total would be right but the split wrong, and the comune or the State would ask for a correction. The group D guide shows the arithmetic.

Rounding to the euro

Local taxes are paid in whole euros: amounts are rounded down when the cents are below 49 and up when they are above (Law 296 of 2006, paragraph 166). The calculator also rounds exactly 49 cents down. The rule applies to the total of each line, after adding up properties with the same code.

Ways to submit the form

With an Italian bank account, the F24 is submitted through online banking, through the Agenzia delle Entrate’s online services or at a bank or post office counter. The law also accepts a dedicated postal payment slip for IMU (paragraph 765). Which code for which property

The code follows the use of the property, not the owner. A flat you live in as your registered Italian residence pays nothing unless it is classed A/1, A/8 or A/9, in which case it goes under 3912 together with its garage and cellar. The same flat let to tenants, lent to a friend or kept empty for holidays goes under 3918. A plot that the town plan marks as buildable goes under 3916 even if it is still a field; farmland goes under 3914 unless it is exempt, as it is in the mountain and hill comuni and for registered farmers. A barn or a store used for a farm business, recorded as rural, goes under 3913. When in doubt, the calculator picks the code from the property type you select and shows it next to each amount.

Mistakes that cost time

Writing the comune code of your Italian residence instead of the property’s sends the money to the wrong town, which then has to pass it on. Using 3912 for a holiday home because it is “the house” is wrong: that code is reserved for a luxury main home. Leaving out the year or the instalment box makes it harder for the comune to match the payment. And co-owners usually each need their own payment under their own codice fiscale, unless the comune’s regulations accept one co-owner paying for all.

Frequently asked questions

What tax code do I use to pay IMU on a holiday home in Italy?

Code 3918, IMU on “other buildings”, which also covers rented homes, shops, offices and garages that are not pertinenze of a main home. Write it in the IMU and local taxes section of the F24, with the cadastral code of the comune where the property is, the year 2026 and the instalment box.

Can I pay IMU for two Italian properties on one F24?

Yes. One F24 can hold lines for different comuni and different tax codes. Properties in the same comune with the same tax code go on a single line with the number of properties stated; a flat in Firenze and a villa in Venezia need two lines, one with code D612 and one with L736.

I have no Italian bank account. How do I quote the IMU codes?

Pay by international transfer to the treasury account your comune publishes for non-resident owners. In the payment reference, state your Italian tax code (codice fiscale), “IMU”, the tax code, the comune’s cadastral code, the year and whether it is the June or December instalment, so the comune can match the payment to your property.
